1. How does the process work when selling my house to you?
Answer: The process is very simple. You can either fill out our short form or give us a call to give us information about the house you want to sell. If the house is one that would fit our investment criteria, we will gather some information about the mechanicals of the house then schedule a walk-through for us to see the property. Once we meet you at your house, we will observe the property by just walking-through it and assessing what type of updates or repairs are needed. Using this information, we will make you an offer within 24 hours. If you decide the offer is right for you, we will sign a purchase agreement for the house and you can decide how soon you’d like to close and get your money. The signed agreement is then taken to a local and reputable title company that will process and close the transaction at their office. At that point you will receive your money in full for the house and you can move on to the next chapter of your life
2. Are you actually listing my house on the MLS or buying
Answer: We are not real estate agents looking to list your house, we are a real estate redevelopment company looking to buy your house with our own cash. We buy houses all across the Charlotte metro that fit our investment criteria. Once we purchase a property we may repair the house and resell it to another home owner or keep it as a rental for ourselves.
3. How are you different from a real estate agent?
Answer: Real estate agents list properties and hope that someone will buy them. They also charge a commission of 6%. The average time to sell a property in many markets right now is 3-6 months. As you know, you pay a commission as a % of the sales price when you work with a real estate agent. Often times it’s 6% of the sales price so if it’s a $200,000 house, you’ll pay $12,000 in commissions to an agent. Agents provide a great service for those that can wait 3-6 months to sell and those who have enough margin to pay the commission on the sale. We aren’t agents looking to list your house, we actually buy houses with our own capital. Since we’re actually the one buying the house from you, you have the comfort and peace of mind of knowing what price your house will sell at and on what date.
4. How long does it take to sell my house and get the money?
Answer: If absolutely necessary, we can close in as fast as 9 days, if necessary. Typically, we schedule closing for 2-4 weeks but are willing to set it to be whenever is convenient for you. So whether you want to close within a week or a few months, we can usually accommodate it.
5. How can you buy my house so quickly?
Answer: We are private real estate investors who pay cash for houses, so we can close quickly if needed. No worries about not getting a loan to buy your house. Once we verify all payoff amounts and do our due diligence, we will be ready to close.
